Property Sourcing and Due Diligence
Our team of property sourcing experts can negotiate huge discounts in the UK. We offer our members a good choice of properties every single week including freehold houses and leasehold apartments. Each property offered to you comes with a full due diligence report including RICS valuation, information on location, local regeneration, transport links, and a full financial report including mortgage calculation, rental projection and total payment outlay.
We also contact selling and letting agents in the area to confirm the market value and rental value of the property.
Conveyancing and Mortgages
We work very closely with a team of professional conveyancers who have been hand picked for their expertise and who can offer our members a high level of customer service as well as preferential rates.
We have also teamed up with handpicked solicitors and mortgage advisors to ensure you get the latest and most competitive mortgage products available on the market.
Sales Progression and Lettings
Once you have reserved a property, you will be contacted immediately by our Sales Progression Coordinator who will be your point of contact until completion. As all our properties require an exchange and completion within 28 days, the coordinator will liaise with your mortgage broker and your solicitor ensuring a smooth and hassle free transaction.
Once completion has taken place, we can recommend a managing agent for your property. We would always negotiate a discounted rate for lettings and management on your behalf.
Rent and Tenant in place
All our properties have been chosen for their high rental yield and for the potential income generated from the rent. You can expect to earn a generous monthly income even after payment of mortgage and fees associated with the cost of the property.
Some of our properties come with a tenant already in place which is an added bonus for you as it helps you avoid any rental void. The tenant would usually be on an Assured Shorthold Tenancy with the rent payable being the rental value suggested by the RICS valuation and a local letting agent.
